5 THINGS YOU MUST DO BEFORE
YOUR HOME GOES ON THE MARKET
1. Inspection – you should hire a professional home inspector. One of the most stressful parts of the selling process is the home inspection. If you do this before your home goes on the market you can proactively correct any problems. You will escape any costly repairs or credits demanded by the buyer.
2. De-clutter – the number one mistake home sellers make is having too much stuff. Crowded rooms look smaller. Buyers are paying for size. The larger the home appears, the buyer can justify paying more. Some sellers should rent a storage space, others can use the garage which is the last thing a buyer looks at (the buyer has usually made up his mind before he gets to the garage).
3. Staging – proper placement of furniture is essential. If you don’t have a good eye for this you should consult a professional. (Kathy and I do this for all of our clients). Buyers have to see a use for each room; there should never be a question about a room’s purpose. They have to feel that the house has a good flow for living and entertaining.
4. Paint – paint is the most cost effective home improvement returning many times its cost in selling price. The proper use of colors can enliven a home by accentuating its strengths and minimizing its weaknesses. Wallpaper is not now in fashion and should be removed.
5. Exterior – the first thing a buyer sees is the exterior. Many buyers don’t even go into a home that has an exterior that is not attractive. Lawns should be green, shrubs trimmed, front door painted, new house numbers, new front door lock and knob, painted hand rails, new welcome mat and a walkway in good repair.

Getting the Highest Price for Your Home
Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. We have compiled some ideas to present your home in the most effective manner.
- Title insurance fees depend on the sales price of the home.
- Broker's commission is a full-service fee and will cost anywhere between 5% to 7%.
- Local property transfer tax, country transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
- FHA fees and costs are all fees are now negotiable between an FHA buyer and seller.
- Home inspections fees are in some circumstances paid for by the seller and include pest, radon and other inspections.
- Miscellaneous fees can accrue from correcting problems noticed during the home inspection.
