Kathy and Larry, your expertise in preparing our home for sale was exquisite.  You helped us make our home into a very attractive model home.  All those who saw the home were impressed with its inviting to buy character.

 

Your patience and professionalism was essential in our long search for a new home.  You helped us in every aspect of consideration in helping us make the very difficult decision to sell, and then determine the home that would best be suited for us.

 

Then, the speed in which the house was sold.  It took less than one month to sell it in a very competitive market.  In addition, we were very happy that we got so close to our asking price.  

 

Finally, on the day, that we were assured that we had a customer, you took us to Glen Rock, to see a condo, that was so perfect for us, that we bought it on the spot at a very attractive price.

 

All this was due to your expertise, diligence, and intense involvement in every aspect of the process, from pre-sale to all the steps in between, to purchase of a new home, and beyond that to many of the post sale decisions that had to be made.

Dear Larry and Kathy,

 

Although we have said it a million times in person, we would be remiss not to formally thank you for all of your help with the purchase of our first home.

 

Several of our friends also are looking for new homes and we often find ourselves comparing experiences; it is obvious that our experience with you was truly superlative.  Early on the in process it became clear to us that you didn’t want to sell us a house, you wanted to help us find the house that would be right for us.  This turned out to be a crucial distinction; you didn’t waste our time dragging us to houses that we wouldn’t like.  You quickly honed in on what was important to us and never tried to persuade us to settle for less even when it would have made your job easier.  Additionally, you always seemed to have our best interest in mind.  We grew to rely on you pointing out both the “pros” and the “cons” of a potential house.  And these “cons” were often things we had overlooked.  Further, you were both endlessly accessible.  In fact, despite calling with frequency, we rarely recall getting your voice mail.  Within minutes, questions were answered, advice was provided, and appointments were scheduled. 

 

Once we found the house we wanted to purchase, you when beyond the call of duty to be available to us and you put a premium on our comfort level and happiness.  Living in Manhattan, it would have been impossible for us to keep an eye on the house prior to closing; we didn’t need to worry with you on the job.  We will forever be grateful for your basement inspections during the flood.  You visited the house on multiple occasions to check on the progress of the water clean-up in the basement.  Even when the lion’s share of the water was out of the basement, you advised us not to close on the house until we were comfortable and actually encouraged us to delay the closing on more than one occasion.  Further, when we were concerned that the house might have some hidden costs in the form of repair issues, you met with contractors and plumbers in our absence.  When, in your estimation, a plumber’s estimate was too high you took it upon yourself to request additional estimates.  This was truly beyond the call of duty – but we should not have been surprised; going beyond the call of duty appears to be your trademark.

 

            On top of it all, you have acted as ambassadors to Ridgewood.  You have provided us with recommendations from everything to electricians to restaurants.

Of course we will strongly and highly recommend you to any friends of ours moving to the area but please encourage potential clients to contact us as a referral; we would welcome the opportunity to further sing your praises.   You are true superstars in your field.  Once again, thank you for everything.

This is a quick note regarding the high level of professionalism, respect and courtesy that was demonstrated by both Kathy and Larry in helping us with the sale of our house.

I had contacted them regarding getting a market analysis done on our house just out of curiosity and was pleasantly pleased with how they compiled all of their data.  With that, we all went on our way as I was currently looking for employment.  After finding some options for myself and my family, my job would require a move.  Luckily, I was presented with two different employment options. One would require for me use Prudential, thus not being able to use Kathy and Larry for the sale of my home.  The second job opportunity did enable me to use Coldwell Banker. To this day, I do tell people that one of the reasons why I decided to accept the job where Coldwell Banker was my option.  I knew that Kathy and Larry would work hard in helping us achieve what was fair and would move quickly.  And they did. While our sale was not a normal one, we had an offer on our house in less than 24 hours!

Knowing we had unusually quick results, I do know that 24 hours or 24 months, Kathy and Larry  would do whatever it took to get the job done to the highest of standards.

Sorry I didn't have a chance to get back to you sooner, but we were away for the weekend.  We've done a lot of thinking about the houses that we saw and about Ridgewood and Allendale in general, and as much as we like those towns, I think for now, we are going to focus our search on the Summit/Millburn area, as it is closer to a potential new job for me and to family in NJ.  However, I want to tell you (and my husband asked me to emphasize to you) how much we enjoyed working with you and meeting you.  We have dealt with many realtors over the past few years, and you are by far, the most organized, most detail oriented and most helpful that we have found.  You really understood what we were looking for and knew when certain houses would be a waste of our time.  You never pushed and very always very responsive. I hope that one of these days, our paths cross again.  In the meantime, if I have friends looking to buy a house in Bergen County, you will most definitely be the person that I recommend.
